Under 'T assigns lease', the tenant is released from all covenants and no longer at risk of being sued, but may need to enter an authorised guarantee agreement if the lease contains a covenant against assignment.

An AGA is a guarantee by the assigning tenant that the immediate assignee will perform the tenant covenants. It only applies if the lease has an absolute or qualified covenant against assignment and it's lawful to require it.

The landlord must serve notice requesting release. Release occurs if the tenant agrees, fails to respond, or a court finds refusal unreasonable.
